Fall Plumbing Maintenance Tips from Armstrong Plumbing: Prepare Your Home for Cooler Months

As the fall season sets in and temperatures begin to drop in Arizona, it’s time to prepare your home’s plumbing for the cooler months ahead. Regular maintenance in the fall can help prevent costly issues and ensure your plumbing system runs smoothly throughout the winter. At Armstrong Plumbing, we understand the importance of proactive care, and we’re here to share essential fall plumbing maintenance tips that will keep your system in top shape.

1. Check Your Water Heater

As temperatures dip, your water heater becomes even more critical for keeping your home comfortable. In fall, it’s a good idea to give your water heater a thorough inspection:

  • Flush the Tank: Sediment can build up at the bottom of the tank, reducing its efficiency and causing it to work harder than necessary. Flushing the tank removes this buildup and improves performance.
  • Inspect the Anode Rod: The anode rod prevents rust and corrosion inside the tank. If it’s worn out, replacing it can extend the life of your water heater.
  • Set the Thermostat: Check the thermostat settings to ensure your water heater is operating at an efficient temperature (around 120°F). This prevents scalding and helps conserve energy.

Armstrong Plumbing offers professional water heater inspections and maintenance to keep your system running efficiently all season long.

2. Prepare Outdoor Plumbing

In Arizona, freezing temperatures can occur during the winter months, which means it’s important to protect your outdoor plumbing. Follow these steps to prevent potential damage:

  • Disconnect Garden Hoses: Leaving hoses connected during the colder months can cause water to freeze and expand, potentially damaging your faucets and pipes.
  • Inspect Hose Bibs: Ensure your outdoor faucets (hose bibs) are in good condition. If necessary, replace them to prevent leaks or freezing.
  • Shut Off Outdoor Faucets: If possible, turn off the water supply to outdoor faucets and drain them to avoid frozen pipes during cold snaps.

3. Check for Leaks

Fall is an ideal time to inspect your home for hidden leaks that can cause water damage or increased utility bills during the winter months. Look for signs of leaks in common areas like:

  • Under Sinks: Inspect the area under sinks for water damage, mold, or moisture, which could indicate a slow leak.
  • Toilets: Check around the base of your toilets for any signs of leaks or water pooling. Leaky toilets can waste a significant amount of water and cause damage to your flooring.
  • Pipes and Faucets: Pay attention to dripping faucets or slow leaks in exposed pipes. Fixing small leaks now can prevent major issues later.

Armstrong Plumbing offers leak detection and repair services to ensure your home remains dry and damage-free throughout the fall and winter.

4. Inspect Your Sewer System

Falling leaves and tree roots can wreak havoc on your home’s sewer lines during the fall. To avoid clogs and backups, it’s essential to inspect and maintain your sewer system:

  • Clear Drain Pipes: Debris like leaves can accumulate in your drain pipes, causing blockages. Consider a professional drain cleaning service to clear out any buildup and keep your system functioning properly.
  • Check for Slow Drains: Slow drains could indicate a developing clog. Don’t ignore them! Schedule an inspection before they turn into a full-blown backup.
  • Sewer Line Inspection: A video sewer line inspection can help identify tree roots, cracks, or other potential issues that could cause serious damage if left unaddressed.

5. Inspect Your Garbage Disposal

The holiday season often means cooking large meals, and that can lead to extra strain on your garbage disposal. Before fall festivities kick off, inspect your garbage disposal to ensure it’s working efficiently:

  • Clean the Disposal: Run ice cubes and cold water through the disposal to help clean the blades. You can also use a disposal cleaner to remove grease and buildup.
  • Avoid Hard or Fibrous Foods: Remind your household not to put items like bones, fruit peels, or fibrous vegetables down the disposal, as they can cause clogs and damage.

Called Armstrong plumbing and talked to Roger, told him I had a hose bib leaking and water was getting into the house. He asked what time was good for me and his plumber, Chris, showed up right on time and got the job done quickly and then cleaned up after. By the way, once he got the wall open, it was apparent the last plumber didn't do the job right, want it done right the first time, then Call Armstrong plumbing first! I don't know that I would call anyone else.

I want to thank Armstrong Plumbing for helping my family in a time that is extremely difficult by making themselves available for a HWH install on a Sunday. With nearly 40 years in the real estate industry, and majority of it in new home building, I have experienced a lot of trades / vendors in the industry. Armstrong Plumbing exceeded my expectations and hands down earned their 5 star rating with EXCELLENT communication, professionalism and friendly service, left the garage better than the condition it was in, faster than expected response and install time and hauled away the old HWH. If you’re looking for an experience, honest, fairly priced and a reliable plumber, Armstrong Plumping delivers all of it. The price they take in their service is hard to come by in today’s world, call them now and you’ll be happy you did.

I had a leaky garden hose bib that we tried the DIY thing. Unfortunately, it was not an easy thing to do and were afraid to damage the copper pipe from the house. I googled plumbers and found Armstrong Plumbing, read a lot of excellent reviews and decided to call them. Roger answered the phone. He was able to send Chris to do the job the same day. In a few hours, the repair was done and since my house did not have a water pressure reducer valve, one was installed. I highly recommend Armstrong Plumbing, because they are prompt, reliable, efficient and Chris arrived as promised. I believe I got a fair price.
